My stay at the hotel was a mix of positives and negatives. The location was fantastic, near the water and within walking distance of convenient transportation, but the service could use a renovation and the morning noise was a bit disruptive. The dining options were not as expected, lacking some essential items, yet the nice small restaurants in the area made up for it.

Rooms
7.0
The room was spacious with a big bed and foldout beds, but the lack of air conditioning in October made it uncomfortable to walk around sidewise. However, all necessary amenities were provided.
Service
6.0
The staff were all lovely and helpful, although there was some disturbance with loud washing crates early in the morning near our room. They seemed to be working hard to offer good service.
Location
9.0
The location was just perfect, in a quiet area by the water and close to the station. It was easy to access with the water tram, although a bit far from the taxi stand. There were excellent restaurants nearby, and the water bus terminal was right outside.
Dining
5.0
The breakfast was a bit disappointing with stale croissants and limited fresh options for a 3-star hotel. However, there were options to enjoy dining outside at nice restaurants in the vicinity.
Facilities
6.0
The facilities were average, lacking some basic products for a comfortable stay.

The hotel location was great, near the water and within walking distance of transport options. The rooms were a bit small for a family and lacked luggage space, not quite what we had reserved. The service varied from super friendly to rude at times. The breakfast had limited fresh options, and the dining experience wasn't impressive. Overall, a quiet and decent stay with room for improvement.

Rooms
6.0
The rooms were a bit small for 4 people and lacked luggage space. Not the original double room we booked, not ideal for family accommodation.

The hotel's location is perfect, with walking distance to the station and tourist areas while still being quiet and among locals. The rooms, although not as shown on booking, were clean and a good size. The service from the front staff was very cooperative, although there were some issues with arguing about the room's accuracy. Dining had highs and lows, with good included options but poor Wi-Fi in the rooms. Overall, a good choice for a stay away from the crowded areas.

Rooms
7.0
The room had a garden view and was clean. It was a good size, but not exactly as shown on the booking site.
Service
8.0
The front staff was attentive and kind, although there were disagreements about the room's accuracy.
Location
9.0
The location in Canareggio was great, away from the main tourist center but still within easy reach of attractions. The area was quiet and residential with good eating options.
Dining
6.0
The included breakfast was good with delicious options, but there were issues such as noise from outside and poor Wi-Fi in the rooms.
Facilities
7.0
The facilities were adequate, but some improvements could be made, especially with the noise and Wi-Fi.

I had a mixed experience at this hotel. The room was cramped and lacked basic amenities like Wi-Fi; however, the location was fantastic for exploring Venice on foot and enjoying local eateries. The service was inconsistent, with a mix of unwelcoming behavior and accommodating gestures. The dining options left much to be desired, but the proximity to the water bus stop made getting around convenient.

Rooms

The room was small and cramped, with poor amenities and a challenging layout.
Service
5.0
We encountered unwelcoming behavior from some staff, but others were accommodating and even cooked breakfast for us early.

5.8/10

The hotel is nicely located not too far from the train station and offers a good heating system in the rooms. It provides a quiet stay away from the crowded tourist spots in Venice. However, the service was lacking in helpfulness at times, and the dining options could have been more varied.

Rooms
6.0
The room was quite hot due to the unusable air-con and having to keep a window open, leading to a few mosquito bites. The size didn't match what was shown in the booking with three collapsible beds.
Service
5.0
While some staff members were friendly, the overall service was unhelpful and unwelcoming. We had to locate a room to store our cases ourselves upon early arrival.
Location
7.0
The hotel is located a bit far from Ferrovia train station, but it's convenient for a leisurely walk with luggage. It offers a peaceful stay in the Tre Archi area, away from the bustling San Marco.
Dining
7.0
The breakfast could benefit from more variety to avoid monotony for longer stays. Despite this, the room cleaning was outstanding, and the staff were nice.
Facilities
5.0
The hotel could enhance its breakfast menu variety. However, the cleanliness of the rooms and the pleasant staff made up for this.

The hotel has a beautiful canal view, a fresh morning breeze when you open the window, and is conveniently located near a water taxi landing. The service was somewhat uninterested despite trying to rectify an error. The dining options were varied but had a demotivated staff attitude. The picturesque location was great for public transport access, though mosquitoes were a nuisance.

Rooms
7.0
The room, while pretty, was cramped with two extra pop-up beds and small with limited space for luggage. They appeared clean but were only available after 2:30 pm.
Service
5.0
The staff showed little interest initially, especially with room allocation errors, but attempted to resolve them the next day.
Location
8.0
The charming area was within walking distance of most attractions and offered a less touristy atmosphere, though it was prone to mosquito bites.
Dining
5.0
The dining experience had varieties but lacked quality with a poor selection of plastic-like food and a demotivated staff attitude.

The hotel is situated directly at the Tre Archi water bus stop, making it convenient for exploring various locations in town. The room we stayed in was cozy but a bit small and cramped, set amidst an overgrown garden. The staff, particularly the manager, seemed a bit cold and unfriendly, and the Wi-Fi didn't work in our building, which was located separate from the main building 'palace'.

Rooms
7.0
The rooms are clean and cozy.
Service
5.0
The staff, excluding the manager, were not very friendly and appeared a bit cold. Additionally, the Wi-Fi did not work in our building.
Location
7.0
The hotel is in a peaceful location, with a pleasant walk down to San Marco. However, it's on the opposite side of the main attractions, requiring a €7.5 vaporetto ticket per person to reach there.
Dining
6.0
The breakfast, though offering a range of options like cereal, yogurt, and croissants, can become repetitive if staying for an extended period. The hotel serves a basic Italian style breakfast.
Facilities
7.0
The hotel has basic facilities with a typical Italian style breakfast. The cleaning of the rooms was excellent while the staff was pleasant. The price seemed reasonable for the overall experience.

I loved the size of the room with the entresol for relaxation, but the noise from outside was quite bothersome, and there were spiderwebs all around. The room was clean but in need of better windows to block out outside noise. Unfortunately, the balcony was missing.

Rooms
7.0
The room was quite big with the entresol where we could relax, but the outside noise was a disturbance. There were spiderwebs on the walls and ceilings. However, the room was clean with fresh towels, sheets, and bedding.
Service
9.0
The service was very friendly and helpful, especially during check-in and check-out. They even assisted in calling a water taxi. The staff was nice and could communicate well in English.
Location
8.0
The location was good, away from the main attractions, so it was quiet. It was within walking distance to the train station and right in front of a water bus stop, making it easy to access all attractions. Despite being in a quieter part of Venice, it was just a short walk or boat ride to the sights.
Dining
6.0
The dining offerings were pretty plain with no hot food, just sliced cheese, salami, cereals, croissants, and cake.
Facilities
7.0
The facilities were basic but sufficient.

This hotel has a great location, being directly on the Tre Archi water bus stop which is very convenient for exploring the city. The rooms, however, gave a feeling of claustrophobia due to the noisy kitchen opposite. The service, especially towards non-Italians, was shocking.

Rooms
